Booking and rental terms
These terms apply to direct bookings of Falken Mountain Lodge in Åre. By signing the rental agreement, the guest accepts the terms below. The Swedish version of these terms is the legally binding one.
1. Booking and rental agreement
A booking becomes binding once the rental agreement has been signed by both parties.
The person entering into the agreement must be at least 25 years old and is responsible for the booking, the payment and for making sure that all guests follow these terms and the house rules of the property.
The property may only be used by the number of people stated in the booking, unless otherwise agreed in writing.
2. Payment
Payment is made in two parts to the bank account stated in the rental agreement:
- 50% of the total booking amount is paid within 7 banking days of the rental agreement being signed.
- The remaining 50% is paid no later than 30 days before check-in.
- For bookings made less than 30 days before check-in, the full amount is paid at the time of booking.
- Please use the surname given in your booking enquiry as the payment reference for your party.
The booking may be cancelled if payment is not made within the stated time.
3. Cancellation
Cancellations must be made in writing. The time of cancellation is counted from the day the notice is received by the host.
The following terms apply:
- 60 days or more before check-in: 75% of the total booking amount is refunded.
- 15–59 days before check-in: 50% of the total booking amount is refunded.
- 14 days or less before check-in: no refund.
Guests are recommended to hold their own cancellation or travel insurance covering, for example, illness and other unforeseen events.
4. Rebooking
Requests to change dates must be made in writing.
Rebooking to other dates may be offered subject to availability and by agreement. Any price difference between the original and the new period is adjusted at the time of rebooking.
A rebooking is not valid until it has been confirmed in writing by the host. If rebooking cannot be offered, the ordinary cancellation terms apply.
5. Check-in and check-out
Check-in and check-out times are stated in the booking confirmation and in the information sent before the stay.
Earlier check-in or later check-out is only possible by separate agreement.
Information about access, keys and practical instructions is sent before arrival.
6. Departure cleaning
Departure cleaning is included when stated in the booking or the rental agreement.
Even when cleaning is included, the property must be left in normal, tidy condition. Dishes should be washed or placed in the dishwasher, waste handled according to the instructions, and furniture and equipment returned to their usual places.
Costs resulting from abnormal soiling may be charged to the guest.
7. Damage and liability
The guest is responsible for the property and its contents during the rental period.
Damage or faults that occur or are discovered during the stay must be reported to the host as soon as possible.
The guest is liable for damage caused by the guest or any other person covered by the booking, beyond normal wear and tear.
8. Insurance
The property is insured with cover that includes rental to third parties.
The guest's liability for damage is not affected by the property being insured. Guests are responsible for their own insurance covering personal belongings, accidents, travel and cancellation.
9. House rules
The property is located in a residential area and consideration must be shown to neighbours and other residents.
- Parties, larger gatherings or other events are not permitted without the express approval of the host.
- Smoking is not permitted indoors.
- Pets are only allowed by separate agreement.
- The guest is responsible for following the house manual and the practical instructions provided before or during the stay.
10. Faults or shortcomings during the stay
If a fault or shortcoming is discovered, the host should be contacted as soon as possible so that there is an opportunity to investigate and, where possible, resolve the issue during the stay.
The host is not liable for temporary disruptions or interruptions beyond the host's reasonable control, such as interruptions to electricity, internet or water, weather and road conditions, the operation of the lifts or ski area, or other external services.
11. Force majeure
The host is not liable if the stay cannot take place or is affected by circumstances beyond the host's reasonable control, such as decisions by authorities, natural events, major disruptions or other extraordinary events.
In such situations, the parties shall first of all seek a reasonable solution.
12. Personal belongings
The host is not liable for loss, theft or damage to the guest's personal belongings, other than where liability follows from mandatory law.
13. Transfer and subletting
The booking may not be transferred to another person and the property may not be sublet without the written approval of the host.
14. Contact

15. Consent to marketing
By submitting a booking enquiry or signing a rental agreement, you consent to Falken Mountain Lodge sending you marketing, offers and information by email.
The consent applies until further notice. You can withdraw it at any time by contacting us using the details on the website.
